Shoppers out looking for bargains have just increased their chances at the Rio Grande Valley Premium Outlets in Mercedes. On March 26, a ribbon cutting ceremony was held to celebrate the opening of Phase 2 of the outlet center. Phase 2 includes space for 30 new stores. Already open are New Balance Factory Outlet Store, Reebok, Rockport and Vans. Over the next two months, more new tenants will be opening their doors in the section.

Chelsea Property Group President John Klein estimates that the entire Chelsea property, located off Expressway 83, is [valued] near $150 million. The expansion covers about 130,000 sf, making the entire outlet center at about 530,000 sf. That’s not even incorporating the new 30,000 sf Saks Fifth Avenue, which is expected to open by November 2008.

“This property is the largest in our portfolio and is performing very well,” Klein said. “The community here and our visitors from across the border are the reason we have been able to make this happen.”

The Rio Grande Valley Premium Outlets has been a catalyst for growth around the area and has even caused an increase in hotel activity in neighboring Harlingen. Given its location, centrally located in the Valley, the area is prime for more retail and restaurant development.

“With the help of people like John Klein we will have more job opportunity for our children, “Mercedes Mayor Joel Quintanilla said. “Mercedes will never be the same.”

Congressman Ruben Hinojosa called Mercedes, Donna and Edcouch-Elsa the “Golden Triangle” referring to the ongoing and upcoming development between these areas. “We will have the Mercado Delta open in Elsa by the end of 2008, and the Donna-Rio Bravo International Bridge by the end of 2009,” he said. “I remember when Mercedes was a bedroom community, but that is not the case anymore. I picture a strong community, and with the help of South Texas College in Weslaco, I visualize a trained, and well educated workforce.”
